Our work process is designed to provide objective, structured information through on-site observation and documentation. The goal is to support buyers at different stages of a property purchase by identifying visible condition issues, construction characteristics, and contextual factors that may influence a decision.

1 Request & Scope Definition

Each engagement begins with a client request. Property details such as address, listing information, intended use, and timing are reviewed to define the scope of work.

At this stage, the type of evaluation is clarified, for example:

  • Remote property viewing
  • On-site condition assessment
  • Accompanied visit for second opinion

This initial definition ensures that the site visit and documentation are aligned with the client’s objectives and stage in the purchase process.


3 On-Site Property Visit

A physical visit to the property is conducted to observe layout, construction quality, visible structural elements, finishes, and general condition.

Depending on the service requested, the visit may be:

  • Conducted independently on behalf of the client, or
  • Performed alongside the client during their own viewing

The visit is observational and non-invasive, focused on identifying visible indicators rather than performing destructive or technical testing.

5 Context & Surroundings Review

In addition to the property itself, the immediate context is reviewed. This may include:

7 Reporting & Buyer-Side Feedback

Following the visit, findings are structured into a clear summary. Feedback focuses on:

4 Condition Assessment

During the visit, observable condition indicators are reviewed, including but not limited to:
