All assessments are conducted independently and buyer-side, without involvement in brokerage, negotiation, or representation.
Our work process is designed to provide objective, structured information through on-site observation and documentation. The goal is to support buyers at different stages of a property purchase by identifying visible condition issues, construction characteristics, and contextual factors that may influence a decision.
1 Request & Scope Definition
Each engagement begins with a client request. Property details such as address, listing information, intended use, and timing are reviewed to define the scope of work.
At this stage, the type of evaluation is clarified, for example:
- Remote property viewing
- On-site condition assessment
- Accompanied visit for second opinion
This initial definition ensures that the site visit and documentation are aligned with the client’s objectives and stage in the purchase process.
3 On-Site Property Visit
A physical visit to the property is conducted to observe layout, construction quality, visible structural elements, finishes, and general condition.
Depending on the service requested, the visit may be:
- Conducted independently on behalf of the client, or
- Performed alongside the client during their own viewing
The visit is observational and non-invasive, focused on identifying visible indicators rather than performing destructive or technical testing.
5 Context & Surroundings Review
In addition to the property itself, the immediate context is reviewed. This may include:
- External condition of the building
- Shared or common areas
- Building access and surroundings
- Neighborhood characteristics relevant to use and maintenance
Contextual factors are considered where they may influence long-term usability or condition.
7 Reporting & Buyer-Side Feedback
Following the visit, findings are structured into a clear summary. Feedback focuses on:
- Relevant condition considerations
- Visible risks or limitations
- Notable positive aspects
The objective is not to approve or reject a property, but to provide factual input to support an informed decision.
Scope Limitation
All assessments are visual and non-invasive and do not replace certified engineering, structural, valuation, or legal inspections. The service is limited to independent observation, documentation, and buyer-side feedback.
2 Pre-Visit Review
Where available, listing materials and basic documentation are reviewed prior to the site visit. This step helps establish context regarding property type, construction method, and potential focus areas that may require closer observation during the visit.
The pre-visit review does not replace on-site observation, but supports a more efficient and focused evaluation.
4 Condition Assessment
During the visit, observable condition indicators are reviewed, including but not limited to:
- Visible structural cracks and deformation
- Signs of moisture, water ingress, or dampness
- Window, frame, and door condition
- Accessible roof elements, where possible
- Insulation indicators and general construction quality
- Overall maintenance standards
Assessments are based on visual observation and practical construction experience.
6 Documentation & Evidence Collection
Observations are documented during the visit through:
- Photographs
- Written notes
- Video walkthroughs, when applicable
Documentation is intended to provide clarity and traceability, particularly for clients who are not present during the visit.
8 Recommendations & Next Steps
Where observed conditions indicate potential concerns, recommendations may be made regarding further specialist review, such as certified engineering, structural, or legal inspections.
These recommendations are advisory and based solely on visible observations during the assessment.
